LAND SURVEY & LAND REGISTER (CATASTRO)

GPS Land Surveying provides one of the most modern and up to date surveying techniques available. This involves the production of data & maps which are true to scale. Our surveyors are experienced in carrying out small/medium topographic surveys for property owners and developers, utility companies to larger surveys for proposed roads and motorways, river surveys and other major projects. Land Surveyors are professionals who measure and make precise measurements to determine the size and boundaries of a piece of real estate.  While this is a simplistic definition, boundary surveying is one of the most common types of surveying related to home and land owners. Cadastral Surveying determines and defines land ownership, size and boundaries.

Why do I need boundary survey?

  • Topographic Boundary Surveying allows you to see the exact boundary and size of what you are buying or selling, avoiding future disputes with your neighbours.
  • In case of irregularities of your plot of land in your Escritura or at the Catastro, a topographic boundary survey is important to correct these matters.
  • It is important for sellers or first time buyers to have a land survey, to find out for themselves their real boundaries.
  • Right of way: having a boundary survey is important for the owner to establish right of way to a neighbor for them to cross your land and to access their own property. After this boundary survey is completed, it is important that this to be included in your Escritura.
  • Boundary surveying identifies any infringements as driveways, fences or buildings crossing your boundary lines.
  • Boundary surveying gives you an exact property line measurement with the locations of your house, pool, outbuildings, fences or tracks.
  • Boundary surveying can mark along your property lines, allowing you to erect a fence in the correct location on the boundary.
  • Boundary surveying should be carried out to make sure that the building you are constructing is on your own plot, and not crossing your neighbours land.

Descriptions and services on this website are limited to property owners and buyers when buying, selling property or when involved in disputes with neighbours about boundary lines.

Boundary Survey
Boundary Survey is a survey to establish or re-establish the boundaries or limits of a property, can be identified by records commonly referred to as a Boundary Survey. This type of survey will not only identify the location of the boundary, but will also disclose discrepancies that may exist between the recorded description of the property and that of the adjoining properties.

Title Survey
A title survey is the type of survey usually required for a real estate transaction. In this case a new boundary survey is essential.

Residential Plot Survey
Residential Plot Survey is a combination of boundary and topographic surveys for preparation of a site plan, to be used for designing improvements or developments and obtaining local building permits.

Catastro (Land Register) – Service Packs

We are offering various Service Packs, which are including topographic survey of your plot of land in case of irregularities with the Catastro (Land Register) or boundary disputes with neighbours, updating service at the Catastro or Notary, correction of boundary lines, and more.

CATASTRO SERVICE PACK-A
Cadastre Plans, Maps, Satellite Photo & Property Info

This Service-Pack is recommended for every owner of a property in Spain, which will include plans, maps and information of your property, as it states in the Certificate of the Catastro (Land Register). Properties to be legal in Spain have to be registered with the Property Register (Registro de la Propiedad) and the Catastro. Most properties have an Escritura, are registered with the Property Register, but are not registered with the Catastro (Land Register). If registered with the Catastro, in many cases the size of plot and/or house are wrong or incomplete (pool & garage missing), therefore these do not correspond with the description in your Escritura. If there is any discrepancy between the Property Register and Catastro, then it will be necessary to do a rectification / update. In the past it was not necessary to include pool, garage, and outbuildings in the Escritura, but as the property law has now changed, some properties will not fulfil the legal criteria, and therefore cannot be sold until updated at the Property Register and / or the Catastro. The information included in this Service Pack will give you the opportunity to check the details of your property given at the Catastro with the details given in your Escritura and Nota Simple. This Service Pack is based on details of the present Cadastre (Catastro).

  • Cadastral plan and description of your property with plot shape and size, adjoining plot boundaries with plot numbers
  • A listing of all buildings on your plot (house, pool, outhouse, terraces) with individual sizes
  • Type of land (rustic, dry, irrigated or urban land)
  • Year of construction of buildings and type of property
  • Explanation in English language of cadastral details of your property, as given in the Certification from the Catastro (Certificado Grafico y Descriptivo) 
  • Cadastral Plan, showing all buildings on your land (house, pool, outbuildings, terrace, if these are registered with the Catastro)
  • Geographic geo-location coordinates and height above sea level of your property
  • Two Satellite photos (bird’s-eye view), showing your property from different angles.   

What we require from the Owner of the property?

  • Cadastral number and polygon number of your plot - or
  • Latest IBI (council tax) receipt - or
  • Cadastral reference number of your property

Availability: This service-pack is available for all properties in Spain (New !)

Note1
Most properties have an Escritura and are registered with the Property Register, but the house, pool and /or other outbuildings may have not been updated with the Catastro, therefore the cadastral plan and description, will not show the latest - and may be giving incorrect details of your property. Satellite photos showing your property are normally being updated every 1 or 2 years.

Note2
If there is a discrepancy in the size of your plot or boundaries, then a topographic survey will be required to update the Catastro and/or your Escritura. Please check Package-B for this service.

CATASTRO SERVICE PACK-A
Price: 99 EUR

After you have paid for this Service Pack, your property details included in this package will be available for download. An email will be sent to you with instructions for downloading. CATASTRO SERVICE PACK-B
On-site survey of plot / topographic project

This service pack includes a complete official on-site survey (topographic project) of the plot, which will show the real boundaries and size of your plot. This then could be compared with the existing plan and used for updating the Catastro and/or Escritura of your property.

What is included in this pack?

  • Topographic measurement of your plot by GPS Technology
  • New topographic (Project) with real size and shape of your plot, including GPS coordinates and data points.
  • Approved Topographic Project by the Colegio de los Arquitectos with all survey data and calculations for official use.

What we require from the Owner of the property?

  • Cadastral number and polygon of your plot - or
  • Latest IBI (council tax) receipt - or
  • Cadastral reference number of your property

Availability: This service-pack is available only for the Malaga area.

Note1
This official topographic project can be used to update your plot details at the Catastro or Notary (Escritura), in case that the size or boundary lines of your plot have not been correct at the time of purchase. The updating work at the Catastro is not included in this package. Please refer to Service Pack-C.

Travelling time and cost will be added if the property is more then 50 km from Malaga

CATASTRO SERVICE PACK-C
Updating of plot records at the Catastro

This service pack is available for property owners, who need to officially update / correct their plot records at the Catastro, and who already have purchased "Service Pack-B".

What is included in this pack?

  • Original Certificate from the Catastro, which will state the name of the owner, details of your property and neighbours. Please note that the land could still be in the name of the previous owner, which then has to be corrected. Please refer to Service Pack-F.
  • Application at the Catastro on the owner’s behalf, in order to update and correct your plot records.
  • Work involved in updating your property at the Catastro
  • Filling in application form, attaching documentation and forwarding to the Catastro

What we require from the Owner of the property?

  • Service Pack-B (On-Site-Survey / Topographic Project)
  • Copy of your Escritura
  • Nota Simple (to be obtained from the Property Register / Registro de la Propiedad)
  • Copy of your NIE and main address of the owner

Availability: This service-pack is available only for the Malaga area

Note1
In order to apply for rectification at the Catastro, we need Power of Attorney from the legal owner of the property. An extra fee will be charged if our Topographic Engineer has to attend a meeting at the Catastro.

CATASTRO SERVICE PACK-D
Land Segregation

This service package is available for property owners, who need to officially segregate their land, which could be necessary in the following cases:

  • Two houses on one plot (one plot number): in order for the owner to sell each house separately, they need to divide the plot into two. After there has been an official segregation made by us, each plot will have its own plot number, updated in the Catastro and registered with the Land Registry.
  • A building company may own a large plot on which they wish to build various houses; this will require an official segregation project.

Availability: This service-pack is available only for the Malaga area

This service is available only on request, as this will require an in-depth study of the location, size and land qualification.

CATASTRO SERVICE PACK-E
Updating your property with the Catastro

Most properties have an Escritura and are registered with the Property Register, but the house, pool and /or other outbuildings may not have been updated / registered with the Catastro; therefore your property will not show on the cadastral details (map & description). This Service-Pack will register and update your property with the Catastro, as per your Escritura (Nota Simple) details.

What is included in this pack?

  • Work involved in updating your property in the Catastro
  • Filling in application form, attaching documentation and forwarding to the Catastro

What we require from the Owner of the property?

  • Copy of your Escritura
  • Photos of house (outside)
  • Distribution plan of house & sizes of each room
  • Power of Attorney from the owner
  • Nota Simple (to be obtained from the Property Register / Registro de la Propiedad)
  • Copy of your NIE and main address of the owner

Availability: This service-pack is available only for the Malaga area

Note
In order to apply and to register your property with the Catastro, we need Power of Attorney from the legal owner. An extra fee will be charged if we have to attend an extra meeting at the Catastro.

CATASTRO SERVICE PACK-F
Updating Owners name with the Catastro

Most properties have an Escritura and are registered with the Property Register, but in some cases the problem lies at the Catastro, where your property still is in the name of the previous owner, or even in the name of the Spanish owner. This Service-Pack will update the present owners name with the Catastro, as stated in your Escritura and Nota Simple.

What is included in this pack?

  • Original Certificate of the Catastro to show real owner of the property
  • Work involved in changing names at the Catastro

What we require from the Owner of the property?

  • Copy of your Escritura
  • Nota Simple (to be obtained from the Property Registry / Registro de la Propiedad)
  • Cadastral plot number and polygon, or
  • Cadastral reference number (Referencia Catastral)
  • Copy of your NIE and your main address
  • Power of Attorney from the owner

Availability: This service-pack is available only for the Malaga area

Note
In order to apply and to correct / update the name of the property owner, at the Catastro, we will need Power of Attorney from the legal owner. An extra fee will be charged if we have to attend an extra meeting at the Catastro.
